As Real Estate Manager with nearly two decades of experience, Rushdhi oversees assets like Computer Plaza—home to over 120 IT stores—alongside residential and corporate portfolios across the UAE. "In a 24-hour race, you don't win by being fastest," he explains. "You win by being there at hour 24. Property management is the same—it's about endurance, not sprints."

When he took over Computer Plaza during a challenging period, occupancy was struggling. Rather than slash rents to fill units quickly, he applied racing strategy: calculated moves, relationship-building, and long-term positioning. Six months later, occupancy had climbed significantly, with tenants staying not just for space, but for partnership.

As co-founder of FCMB Motorsport, Rushdhi and his team has competed in grueling endurance events—700KM challenges, 12-hours races at various tracks in UAE, even representing Sri Lanka internationally. The parallels to real estate aren't abstract; they're practical.

"Pit stop efficiency determines races," he says. "Tenant retention works the same way. By the time someone's unhappy enough to leave, you've already lost them. You monitor constantly—maintenance response, communication, value delivery."

 

His approach combines strategic foresight with operational discipline. Whether negotiating lease renewals or coordinating pit strategies, success comes from the same formula: preparation, teamwork, and knowing when to push versus when to pace.
